Villa Eveliina

Vuokranantajana toimii SoSaimaa Oy. Villa Eveliina sekä SoSaimaa Oy noudattavat näitä vuokrausehtoja majoituskohteen varaamisessa, vuokraamisessa ja peruutuksissa. Vuokrausehdot tulevat molempia osapuolia sitoviksi, kun varaus on tehty. Varaus voidaan tehdä kirjallisesti tai suullisesti, esimerkiksi puhelimitse.
Asiakkaan tulee olla varausta tehdessään täysi-ikäinen (18 vuotta täyttänyt), ja henkilöllisyys on todistettava Vuokranantajan sitä pyytäessä. Yritys- tai yhteisöasiakkaan tulee olla oikeutettu tekemään varaus kyseisen tahon puolesta.
Villa Eveliinan jälleenvuokraus on kielletty.
Asiakkaan velvollisuutena on tutustua huolellisesti näihin vuokrausehtoihin ja noudattaa niitä. Ohjeiden laiminlyönti voi vahinkotilanteessa johtaa vahingonkorvausvastuuseen.
Asiakkaan tulee varauksen yhteydessä maksaa varausmaksu, joka on kolmekymmentä prosenttia (30 %) vuokrahinnasta. Asiakas voi halutessaan maksaa koko vuokrahinnan varauksen yhteydessä. Varaus tulee sitovaksi, kun vähintään varausmaksu on maksettu.
Varausmaksu on maksettava viimeistään seitsemän (7) vuorokauden kuluessa varauksen tekemisestä. Mikäli varausmaksua ei ole maksettu määräajassa, varaus raukeaa.
Vuokrahinnan loppuosa on maksettava viimeistään kolmekymmentä (30) vuorokautta ennen varauksen alkamista. Mikäli loppusummaa ei ole maksettu määräajassa, SoSaimaa Oy:llä on oikeus peruuttaa varaus ja pidättää asiakkaan maksama varausmaksu.
Mikäli varauksen alkamiseen on neljätoista (14) vuorokautta tai vähemmän, koko vuokrahinta on maksettava varauksen yhteydessä.
Peruutus on tehtävä kirjallisesti sähköpostitse osoitteeseen neasosaimaa@hotmail.com. Laskun maksamatta jättäminen ei ole peruutus. Peruutus katsotaan tehdyksi, kun tieto peruutuksesta on tullut SoSaimaa Oy:n edustajan tietoon. Viikonloppuna (lauantai tai sunnuntai) tai arkipyhänä tehty peruutus katsotaan vastaanotetuksi seuraavana arkipäivänä.
Varausta ei voi peruuttaa, jos varauksen alkamiseen on kolmekymmentä (30) vuorokautta tai vähemmän.
Mikäli peruutus tehdään enemmän kuin kolmekymmentä (30) vuorokautta ennen varauksen alkua, asiakkaalle palautetaan maksettu vuokrahinta vähennettynä varausmaksulla, joka on kolmekymmentä prosenttia (30 %) vuokrahinnasta. Varausmaksua ei palauteta.
Mikäli asiakas peruuttaa varauksen kolmekymmentä (30) vuorokautta tai tätä lähempänä varauksen alkua, asiakkaalle ei palauteta mitään maksettuja suorituksia.
Näitä peruutusehtoja sovelletaan myös tilanteissa, joissa peruutus johtuu seuraavista syistä:
Asiakas tai hänen matkaseurueeseensa kuuluva henkilö sairastuu vakavasti, joutuu vakavaan onnettomuuteen tai kuolee. Asiakkaan suositellaan ottavan erillinen matka- ja/tai peruutusvakuutus.
Asiakas ei pääse majoituskohteeseen lähtömaan tai Suomen asettamien matkustusrajoitusten, lentojen, juna- tai linja-autovuorojen peruuntumisen tai myöhästymisen vuoksi.
Muutokset säässä, luonnonolosuhteissa tai muissa vastaavissa tekijöissä.
Epidemian tai pandemian aiheuttamat matkustusrajoitukset eivät muodosta ylivoimaista estettä (force majeure).
Mikäli asiakas ei saavu majoituskohteeseen, saapuu myöhässä tai poistuu kohteesta ennen vuokra-ajan päättymistä, asiakkaalla ei ole oikeutta korvaukseen eikä vuokrahintaa palauteta.
SoSaimaa Oy:llä on oikeus perua varaus ylivoimaisen esteen (force majeure) sattuessa, kuten esimerkiksi ilkivallan, putkivaurion, tulipalon tai muun vastaavan tapahtuman johdosta, tai mikäli asiakas ei noudata näitä vuokrausehtoja.
Villa Eveliina on käytettävissä tulopäivänä klo 16.30 alkaen. Lähtöpäivänä mökki on luovutettava viimeistään klo 12.00, ellei toisin ole erikseen sovittu.
Mökkiä saa käyttää enintään ilmoitetun vuodepaikkamäärän mukainen henkilömäärä, joka on kaksitoista (12) henkilöä. Asuntovaunujen ja telttojen käyttö tontilla on kielletty.
Vuokraan sisältyvät normaalit energiakulut, kalusteet, siivousvälineet ja -aineet, perusmausteet, suodatinpaperit, leivinpaperi, keitto- ja ruokailuastiat kahdelletoista (12) henkilölle, ruokailuvälineet, WC-paperi (6 rullaa), talouspaperi (1 rulla), patjat, peitot ja tyynyt.
Mökissä on lisäksi potta, vauvan matkasänky siihen kuuluvine peittoineen ja tyynyineen sekä kokoontaitettava syöttötuoli.
Vuokrahintaan eivät sisälly liinavaatteet. Liinavaatteiden käyttö on pakollista. Liinavaatteet voi vuokrata erikseen hintaan 20 €/henkilö, sisältäen kylpypyyhkeen. Mikäli vuoteissa nukutaan ilman liinavaatteita, asiakkaalta veloitetaan liinavaatevuokra sekä tarvittaessa peittojen, tyynyjen ja petauspatjojen pesukustannukset.
Huom. Makuupussi ei korvaa liinavaatteita.
Tupakointi mökin sisätiloissa on ehdottomasti kielletty. Mikäli mökissä on tupakoitu, veloitetaan 250 euron puhdistusmaksu.
Ulkotiloissa tupakoitaessa tupakantumpit on laitettava niille varattuihin kannellisiin astioihin. Tämä koskee myös nikotiinipusseja.
SoSaimaa Oy ei vastaa luvattomasta tupakoinnista mahdollisesti aiheutuvista oireista tai muista seurauksista asiakkaalle.
Lemmikkien tuominen mökille on sallittua, mutta siitä on ilmoitettava etukäteen. Lemmikeistä veloitetaan erillinen 50 euron maksu per varaus. Lemmikkejä saa tuoda enintään kolme (3) kappaletta per varaus.
Asiakas on velvollinen siivoamaan lemmikin jätökset piha-alueelta sekä korvaamaan lemmikin aiheuttamat vahingot. SoSaimaa Oy ei vastaa eläinpölyn mahdollisesti aiheuttamista oireista tai muista seurauksista asiakkaalle
Vaikka lähtösiivous olisi tilattu, asiakkaan tulee jättää mökki asialliseen ja siistiin kuntoon. Tämä tarkoittaa, että huonekalut ja varusteet ovat omilla paikoillaan ja ehjiä, roskat on laitettu jäteastioihin, tyhjät pullot on viety pois ja likaiset astiat on asetettu astianpesukoneeseen.
Myös mökin piha-alueen tulee olla siisti.
Mökin vuokraaja vastaa kiinteistöstä ja irtaimistosta vuokra-aikana. Asiakas on velvollinen viipymättä ilmoittamaan SoSaimaa Oy:lle kaikista vahingoista, jotka hän on aiheuttanut tai jotka ilmenevät vuokra-aikana kiinteistölle, rakenteille tai irtaimistolle, sekä korvaamaan aiheuttamansa vahingot.
Mikäli vahinko korvataan asiakkaan vakuutuksesta, asiakas vastaa vakuutuksen omavastuuosuudesta sekä mahdollisesta vakuutuksen ulkopuolelle jäävästä osasta.
Asiakas on velvollinen maksamaan ylimääräiset siivouskulut, mikäli kohde joudutaan siivoamaan asiakkaan sairastaman tartuntataudin, täiden, luteiden tai muun vastaavan tartunnan vuoksi.
Mikäli asiakas kadottaa Villa Eveliinan avaimen, hän on velvollinen maksamaan lukkojen uudelleensarjoituksen kustannukset. Mikäli avainpalvelu joutuu vuokra-aikana avaamaan majoituskohteen ovet, asiakas vastaa palveluntarjoajan hinnaston mukaisista kustannuksista
Kaikista majoitukseen liittyvistä huomautuksista ja valituksista on ilmoitettava viipymättä niiden ilmetessä ja vuokra-aikana SoSaimaa Oy:n edustajalle, jotta puutteet voidaan korjata ilman aiheetonta viivytystä.
Mikäli asiakas ei ilmoita vuokra-aikana havaitsemistaan puutteista tai vioista, kohteen katsotaan olleen sopimuksen mukaisessa kunnossa. Vuokra-ajan jälkeen ilmoitettuja puutteita ei voida yhdessä todeta, eikä Vuokranantaja ole niistä korvausvelvollinen.
Mahdolliset riitatilanteet pyritään ensisijaisesti ratkaisemaan osapuolten välisin neuvotteluin. Mikäli sovintoon ei päästä, asiakas voi saattaa asian Kuluttajariitalautakunnan käsiteltäväksi. Ennen tätä asiakasta kehotetaan ottamaan yhteyttä kuluttajaneuvontaan.
Tarvittaessa riidat käsitellään Etelä-Savon käräjäoikeudessa.
Sopimukseen sovelletaan Suomen lakia.

The Lessor is SoSaimaa Oy. These Terms and Conditions govern the reservation, rental, and cancellation of the accommodation known as Villa Eveliina (the “Property”). Villa Eveliina and SoSaimaa Oy (collectively the “Lessor”) apply these Terms and Conditions to all bookings. The Terms and Conditions become binding on both the Lessor and the guest (the “Guest”) once a reservation has been made.
A reservation may be made either in writing or verbally, for example by telephone.
At the time of making the reservation, the Guest must be at least eighteen (18) years of age. The Guest shall, upon request by the Lessor, provide valid proof of identity. In the case of a corporate or organizational booking, the person making the reservation must be duly authorized to do so on behalf of the entity.
Subletting or transferring the rental of Villa Eveliina to a third party is strictly prohibited.
The Guest is obligated to carefully review and comply with all instructions, rules, and guidelines provided by the Lessor. Failure to comply with such instructions may, in the event of damage or loss, result in liability for damages and compensation
At the time of making the reservation, the Guest shall pay a reservation deposit equal to thirty percent (30%) of the total rental price. The Guest may alternatively choose to pay the full rental price at the time of booking. The reservation becomes binding once at least the reservation deposit has been received by the Lessor.
The reservation deposit must be paid no later than seven (7) days from the date the reservation is made. If the reservation deposit has not been paid within seven (7) days, the reservation shall automatically be cancelled.
The remaining balance of the rental price shall be paid no later than thirty (30) days prior to the start date of the stay. If the remaining balance has not been paid by this deadline, SoSaimaa Oy reserves the right to cancel the reservation and retain the reservation deposit paid by the Guest.
If the start date of the stay is fourteen (14) days or less from the date of booking, the full rental price shall be paid at the time the reservation is made.
All cancellations must be made in writing by email to neasosaimaa@hotmail.com. Failure to pay an invoice shall not be considered a cancellation. A cancellation takes effect at the time the notice of cancellation is received by a representative of SoSaimaa Oy. Cancellations made on weekends (Saturday or Sunday) or on public holidays take effect on the next business day.
A booking cannot be cancelled if there are thirty (30) days or fewer remaining before the start date of the stay.
If a cancellation is made more than thirty (30) days prior to the start date of the stay, the rental price paid by the Guest shall be refunded, less the non-refundable reservation deposit equal to thirty percent (30%) of the rental price.
If the Guest cancels the reservation thirty (30) days or fewer prior to the start date of the stay, no payments made by the Guest shall be refunded.
These cancellation terms also apply in cases where the cancellation is due to the following circumstances:
The Guest or a member of the Guest’s travel party becomes seriously ill, is involved in a serious accident, or passes away. The Guest is advised to obtain separate travel and/or cancellation insurance.
The Guest is unable to reach the Property due to travel restrictions imposed by the country of departure or Finland, or due to the cancellation or delay of flights, train services, or bus services.
Changes in weather conditions, natural circumstances, or similar events.
Travel restrictions caused by an epidemic or pandemic do not constitute a force majeure event.
If the Guest fails to arrive at the Property, arrives late, or departs from the Property before the end of the agreed rental period, the Guest shall not be entitled to any compensation, and no refund of the rental price shall be made.
SoSaimaa Oy has the right to cancel the reservation in the event of a force majeure circumstance, such as vandalism, water damage, fire, or similar events, or if the Guest fails to comply with these Terms and Conditions.
Villa Eveliina is available to the Guest from 4:30 p.m. (16:30) on the arrival date. On the departure date, the Property must be vacated and handed over by 12:00 noon, unless otherwise agreed in advance.
The Property may be occupied by no more than the maximum number of persons stated for the Property, which is twelve (12) persons. The use of caravans, motorhomes, or tents on the Property is strictly prohibited.
The rental price includes normal energy consumption, furniture, cleaning equipment and cleaning supplies, basic spices, coffee filter papers, baking paper, cooking and dining utensils for twelve (12) persons, cutlery, toilet paper (six (6) rolls), household paper (one (1) roll), mattresses, duvets, and pillows.
The Property is also equipped with a potty, a travel cot for a baby including a duvet and pillow, and a foldable highchair.
Bed linen is not included in the rental price. The use of bed linen is mandatory. Bed linen may be rented separately for EUR 20 per person, including a bath towel. If beds are used without bed linen, the Guest will be charged the bed linen rental fee and, if necessary, the cost of washing duvets, pillows, and mattress toppers.
Please note: sleeping bags do not replace bed linen.
Smoking is strictly prohibited inside the Property. If smoking has taken place inside the Property, the Guest will be charged a cleaning fee of EUR 250.
When smoking outdoors, cigarette butts must be disposed of in the designated lidded containers provided. This requirement also applies to nicotine pouches.
SoSaimaa Oy shall not be liable for any symptoms, health effects, or other consequences that may arise for the Guest as a result of unauthorized smoking.
Pets are permitted at the Property, provided that the Guest informs the Lessor in advance. A separate pet fee of EUR 50 shall be charged per reservation. A maximum of three (3) pets per reservation is permitted.
The Guest is responsible for cleaning up all pet waste from the yard and surrounding outdoor areas and for compensating the Lessor for any damage caused by pets.
SoSaimaa Oy shall not be liable for any symptoms, allergic reactions, or other health-related effects that may arise for the Guest as a result of animal dander or pet-related allergens.
Even if final cleaning has been ordered, the Guest is required to leave the Property in a tidy and appropriate condition. This includes returning all furniture and equipment to their designated places in good condition, disposing of all waste in the waste containers, removing empty bottles from the Property, and placing dirty dishes in the dishwasher.
The yard and outdoor areas of the Property must also be left clean and orderly
The Guest renting the Property is responsible for the Property and all movable property and furnishings for the duration of the stay. The Guest is obligated to immediately notify SoSaimaa Oy of any damage caused by the Guest or that occurs or is discovered during the stay to the Property, its structures, or movable property, and to compensate the Lessor for all damage caused.
If the damage is covered by the Guest’s insurance, the Guest remains responsible for the insurance deductible and for any portion of the damage not covered by the insurance policy.
The Guest is responsible for paying any additional cleaning costs incurred if the Property must be cleaned due to a contagious illness suffered by the Guest, or due to lice, bed bugs, or any other similar infestation.
If the Guest loses the key to Villa Eveliina, the Guest is required to pay the costs of rekeying the locks (or replacing them, if necessary). If a locksmith or key service is required to open the Property during the stay, the Guest shall be responsible for paying the applicable service fees.
Any notices or complaints related to the accommodation must be reported without delay during the stay to a representative of SoSaimaa Oy. This allows SoSaimaa Oy to remedy the matter without undue delay.
If the Guest fails to report deficiencies or defects during the stay, the Property shall be considered to be in compliance with the agreement. Deficiencies reported after the end of the stay cannot be jointly verified, and Villa Eveliina / SoSaimaa Oy shall not be liable for such claims.
Any disputes arising from this agreement shall primarily be resolved through mutual negotiations between the parties. If no agreement can be reached, the Guest may refer the matter to the Finnish Consumer Disputes Board (Kuluttajariitalautakunta). Prior to doing so, the Guest is encouraged to contact Consumer Advisory Services (Kuluttajaneuvonta).
If necessary, disputes shall be finally resolved by the District Court of South Savo (Etelä-Savon käräjäoikeus).
This agreement shall be governed by and construed in accordance with the laws of Finland.
